I was super impressed with Pase so I signed up to see what it was all about. you are going to drop $8,000 - $10,000 this is money better spent buying your first propriety. I did not like there sales approach very used car. I think that Pase selling himself and not your success. If you want to send me a PM and we can chat more.

Aliosha Gonzalez; I felt the same way. I like the videos but felt that is was just a sales pitch that is no different then any of the other self-markers. I would love to here what you were told.

Yes, I do. they are a pushy with the sales pitch and that makes me question the legitimacy of it. At first, he quoted me $7,800 and I told him I need to sleep on it. So, the next day he told me that he would let me start off with a payment of $1,500 I again said I need to think about it. He was going to call me again today and I am going to tell him I am not interested. I have watched a lot of the videos on YouTube and I can get past that Cody Barton, Matt Beard and the rest of the so call guys that are killing do not look like it. First off am not trying to rain on your parade this is just how I see it. Do you think your ant will you ant let you get the house ready and have it rented before you close on the house? This would eliminate the holding cost. In Kansas City we do not get that much snow I would say that you could count on shoveling at most 8-10 time a year not requiring $600 in annual cost. Here you can count on mowing at most 8 months a year not 12. Just wondering why would you not put the yard and the snow removal on the tenant? On the pest control bugs are not that bad unless the house has termites already, you might look to having this done twice a year. I have this done in the fall and spring and pay about $75 each time. If you are looking to BRRRR this proprity there is not enough equity and you are going to have 60 – 70K in capital locked up in the propriety, that is ok if you have enugh to do the next deal.

I do not see 35k in equity I see more around 7k in equity if everything goes as planned.

PP: $225,000

CC: $ 5,625

HC: $ 6,000

RHC: $ 23,000

Total $253,625 

Looking at the monthly income it looks like you are about -$460/m with the numbers you provided I assumed that you mortgage payment is about 780/m. So, the monthly income would change depending on your mortgage.  Let me know if I am way out of wack. Best of luck

Nice job, look awesome thanks for the pictures. Did you add central air to this? A lot of the older homes in that area do not have central A/C, and I was wondering if I should invest in having it installed?  good luck on your next project.

Hi Everyone, my name is Grant and I'm new to BP and REI. I am 43 years old and married with twin 14y kids living in Olathe, KS. I graduated from Kansas state in 2000 and have been trying to find my passion since. After years of standing on the sideline and wanting to get into REI I've finally decided it is time to bite the bullet and stop being an observer and start being a player, and I am so excited to get started. Most of this fear has come for the lack of knowledge in the REI field. Now after a few months of listening to the BP podcast and reading the info on the BP site I fill more confident now that I do have the tools to secede in REI.

As for my experience. I have only done one flip and that was about 9y ago and you could say a paid for the experience. Now looking back I paid too much up front and put way to munch into the rehab pushing it past the comps. My work background is; 3y hands on electrical, 3y working for home builders as a PM, and now 13y as a PM for an electrical company. Currently, I don't plan on leaving my current job anytime soon.

For my goals I am looking at REI as a long game opportunity to build wealth and Freedom. My first goal would be to find a propriety in the next 4-6 months, I am thinking that a BRRRR would be my best way to breaking into the industry. My 5y goal is being able to do REI full time and be able to bank roll my kids collage. 10y goal would be having process in place that my wife and I could be gone for extend vacations and not be missed.

If you're in the KC metro area, if you could let me know what groups or meeting that I should be part of I would appreciate it. I would like to shoot for 2-3 meetings a month.  I look forward to this new endeavor.
