@Andrew Caldieraro She didn’t have a specific number. She mentioned the assessed tax value at the beginning. She knows it needs some work and I told her I couldn’t make an offer until I saw the place. Should I have played this differently?

Yesterday I received my first call from a possible seller. I sent out my first direct mailings on Monday and didn't expect to get any action this soon. I'm excited, nervous, and hopeful. Not necessarily about this particular deal but about the fact that after all the research, reading, and podcasts, this is real. I missed the sellers call initially but called her back after getting myself as together as I could. I asked open ended questions and then SHUT UP. It was playing out just like I had heard. The seller was giving me way more info than I knew to ask for. As long as I didn't interrupt, we've got a shot, I kept saying in my head. No matter what happens with this situation, it was a huge win for me to even have a conversation. I feel like I have no idea what I'm talking about and to an experienced investor, it's true. That can be an uncomfortable place to be but a wise person once said, the only way out is through. So here we are... She was a very nice older lady that lives out of state. She knew what she was talking about and our conversation went well. I have an appointment to see the property early this week. I've analyzed tons of properties for practice but this is real. I want to give the proper offer even if she doesn't accept. I haven't connected with a realtor that I can trust to run comps so I'm going to do my best with the knowledge I have. Estimating repair costs... dude I still have no idea. I have a sheet that I will take that I got from my local REIA to help new folks. I'm going to take a bunch of pics. Then I will make my embarrassing offer and let the chips fall where they may. In time I hope to be good enough to have a few different strategies but all I got right now is forward and reverse. My plan is to assign the contract if things work out. If anyone has read this far and has any advice, ideas, or suggestions please comment. Thanks for letting me share.

Good after noon BP community. I’ll preface this by saying I’m new and still working on getting my first deal. With that said, earlier today I was D4D and came across 4 properties side by side that definitely appeared to be vacant. After looking them up on the county tax assessor site, they are all delinquent on this past years taxes and owned by the same LLC, purchased late 2017. This is most likely another investor. My question is should I follow up on these? And could it be a bad sign if another investor owns them and they’re just sitting? Thanks!

As someone who is still starting out, I’m wondering what other people did to effectively network. I have joined the REIA in my area and have attended meetings and met a few people. I always feel super motivated after interacting with others out there doing it. I’m trying to find a way to meet and talk with people in between those meetings. I would love to hear some suggestions.

@Christopher Lewis anybody that tries to deter you from pursuing a better life has to go. If your future were to involve a secure job, that’s your decision to make. Everybody has a different threshold on how much others opionions matter. Some ppl don’t care at all, for others it is a developed skill to learn to silence the noise around them and can be a hurdle to overcome, but overcome it we must. I say keep on keeping on brother, the dream isn’t dead until you say it is. I’m also in Raleigh and would be happy to connect. I’m just starting out too and certaIny dont have many answers but being around like minded ppl is important.

I’m new to investing and trying to figure this out as I go. My question is, if I find a possible deal on a house that has already hit MLS, should I use a realtor on my end as the buyer?

Hello, my name is Grant Dennis and I’m a new REI in RDU. I know this market is pretty hot so this could be an uphill battle. First, I’m so glad I found this group. I have seen lots of great info in the threads I have checked out so far. I’m still in the preliminary stages of getting involved in real estate investing. I have been reading, watching BP podcasts, and trying to educate myself as much as possible. One thing I know, to have any chance for success when starting down a new path, you must connect with experienced people that are willing to share their knowledge. My plan is to begin attending any TREIA meetings that I can, I hear that’s a good place to start. I want to do this right and hope to meet some you in the coming weeks. Any advice is welcomed. Thank you for taking time to read this post.
