@Ames Foley I am thinking long term student housing near the college. Price points most likely between 60 and 80 K.  Right now I am focusing on eliminating all consumer debt The saving for a down payment. My goal is to have my first Property by the end of 2016 and then look to purchase 2 to 3 properties a year.

Thanks for all the replies. My wife actually works for a CPA. So hopefully that will help a bit. We are looking to start with a few small rentals and then once we have enough saved in our ROTH IRA start using real estate as the growth driver for our retirement. I love what I do and could easily do this for 15 more years. Just want to be able to leave one day.

I have been interested in REI for a long time but have never jumped in. I frankly have been fairly careless with money my whole life. It's time to change that. I am a meteorologist for a local television station here in Cape Girardeau. I am interested in buy and hold with rental properties. With this being a college town my goal is to purchase 2 to 3 properties a year over the next 5 years or so. Look forward to learning from this large group that has a wealth of knowledge.
