Ryan,  thank you for your advice.  The property does not need any work.  It is in very good condition.  My credit is very good.

Dawn I am presently living in the property and there are 2 other units on the property.  It is a multi unit.

I have lived in the property that my landlord wants to sell right now.  I have done my research on the property and there is cash flow coming out the property.  

The property is generating $2,050.00 per month.  The monthly cost for insurance, school taxes, county and borough, water, mortgage. payment I would be looking at about 1500.00 per month.  

I have other cash flow coming in from my own business to support the property.  

My landlord wants to unload the property for 155K.  My bank wants 37.5K down or 25% down.   I do not have the down payment.  

Is there anyway that I can creatively make this deal happen?

For my first home what do you suggest single family or multi unit dwelling?  Should I get a property management team to handle the property?

I am in the Harrisburg, PA area and I want to buy my first property with no money down.  My goal is to purchase something by 9/1/19.

I have no Real Estate Background but, I just Read the Rich Dad, Poor Dad.

I own my own transport business now.  I want to buy 10 properties in 5 yrs.

I am all ears so please give me your best advice.
