I completely agree with @Sue Hough.  Just like math has an order of operation, so does construction. Follow that order and your stress level will drop dramatically. Good Luck!! Would love to see before and after pics when project is complete!

Just a thought... Wallside Windows in Michigan offers same as cash, I believe for 5 up to 7 years. Roll over the payment into you monthly rental expenses and increase rent. Windows have a warranty for 35 years. Just an idea

I do not work for Wallside nor trying to promote them, I was just using it as an example. Many window companies around Michigan offer the same terms just different warranties.

Thats awesome Adnan!! I work with a lot of investors who like to purchase rentals in the Dearborn area. With Ford putting so much money into the city it makes it an attractive place for investors/first time home buyers. Properties have been flying off the market left and right. As a new investor I would suggest house hacking your first deal; a great way to get into an investment. There is also the BRRRRR method if you're into a more hands on approach to investing. If you ever need any advice or some guidance I would be glad to help out and lead you in the right direction.

I also agree with this but would also like to add Dearborn Heights, Allen Park, Lincoln Park and Taylor as well. Not war zone areas but great at cash flowing.

My wife and I question daily why we stay here and freeze when we love palm trees and a warmer climate! :) I do take on jobs that are smaller, but that all depends on what I currently have going on. Any job size goes to help finance my re investments. Bay City is just under 2 hours away from me. I will ask some of the local subs that I have experience with around here to see if they would be interested in the work. I will let you know if any are. If you could keep me updated as to when you close on this duplex that would be great. Would love to hear how everything worked out being that your so far way. If you are having trouble finding a contractor please let me know. I might entertain a weekend away! Take care
Hi Cara, I hope everything goes well and you are able to close on your duplex in Bay City MI. My name is Greg and I’m an investor, agent and builder here in MI. Yes, rehab is possible here during the colder months. Only project I would stress caution on would be with the vinyl siding. Vinyl siding is extremely sensitive to temperature. Ideally you would want to install vinyl around 45-50 degrees F. However, it is possible to install at lower temperatures if proper measurements are considered for expansion and contraction. Take care
