And after a couple hours on this forum, I need to add "Learn everything Michael Swan knows" to my list of goals.  It won't let me tag you for some reason, Swanny.  

NOTE: not sure if this is the right category or not....

Not that I'll be moving anywhere other than my home town, but just interested to hear from some of the seasoned investors here. I'm sure there are a million different opinions and probably not a single "right" answer but I hope we can have a discussion about what makes a good market or what you look for in an area. 


What's the best market to invest in today and why?

@Azaan Ramani - I alllllllmost went to medical school and one of the main reasons I didn't was because I didn't want to be stuck doing it b/c I HAD to pay back all those loans!  We need more doctors doing it b/c they love it, so I'm thrilled to hear this and hope you can make it happen!  Congrats on your big accomplishments already!

Hey it sounds like we're in kind of a similar situation.  My youngest of 4 is 4 and will start pre-school in the fall so we're thinking of a real estate investing career for my wife (and part time for me) at that time.

Hey everyone - my wife and I started talking about investing in and flipping properties when we started dating as teenagers 15 years ago, almost bought a townhouse to flip but had a baby instead.  Then started a business (it failed) and lost a house to foreclosure after a rough couple years in 2010.  Went back to school, started another business that worked for a while (and also failed and bankrupted us).  Had more babies.  Renovated and lived in a couple RV's, changed careers and found some pretty good success as a software engineer.  All the while, we talked about Real Estate, drove around looking at properties b/c it was fun, and dreamt of being able to actually do it all while making excuses not to. 

We've done A LOT of talking this January and have made the decision that we won't let ANOTHER 15 years go by and NOT do it.  So we've got a logo, business cards on the way, I'm making a website, we're networking, going to events, looking for deals, reading books, finding investors, etc. etc.   

We still have plenty of "good" excuses to wait, but nobody every succeeded off the validity of their excuses.  We just recently got to a point where we have extra money at the end of the month again, but have very little saved yet, horrible credit from the foreclosure and bankruptcy, 450K+ miles combined on our 2 cars, and no apparent opportunities.  In the face of all that (and more), we're taking action!  Glad to be here and glad to find a community of likeminded people!  Can't wait to get to know you!
