Hey Paul,

We are the GC on this project. I didn't know if there was any kind of apartment budgeting rehab analyzer out there. I have a basic budgeting software that I have used with lenders, but it is just that, very basic.

We still haven't decided, but we are leaning towards keeping it. 

We use appfolio as a property management software and they have nothing that I am aware of that could help.... unless they are holding out on me.

Hello,

I have 10 unit 10,000 square foot apartment building that I have acquired in need of complete gut rehab. The good news is I have a lined up a lender to fund the majority of the project. Currently I am scouring the internet to find a software that offers a professional and very detailed look, that I can present to our lender. Does anyone have a recommendation?

Hey Fred,

It depends what you are thinking of doing long term in Real Estate.

You can make the lease between yourself and the tenant. It seems if you are going through the process of setting up accounts you are serious about what your are doing. You can a DBA for your company and then open up an LLC. I highly advise you do not keep the property in you name personally and set up an LLC in which you can quick claim the property to. Trust me it makes sense to do things right at the beginning and save yourself the hassle later in the game.
