Take an equity percentage on the deal, or a finders fee for bringing him the deal like (3-5%). Utilize a real estate attorney for the contracts and terms.

Manage your contractors tightly, the finishing touches always take the longest. Ensure you really inspect the property before you list. Make sure you have all potential expenses forecasted before purchasing.


 That's awesome man! Seems like a sweet deal. What were your lessons learned from this deal?


 Hey Alfath,

My biggest positive takeaway from this project was that there is no reason at all to over-rehab. We chose to rehab to similar properties in this area (C class), and ended up still making out very nice. This helped our profits out immensely!

Good morning, I am currently flipping 2-3 properties at a time in Cleveland. I am looking to scale that to 5+ projects at a time. I am looking for another General Contractor to partner with, preferably someone who quotes materials & labor with very detailed bids. If you are looking to partner up or have any GC recommendations, I would appreciate it!

Kiavi is by far the best HML for new investors, I have used them for 5 of my flips and highly recommend. The more deals you do with them, the better the terms are. This is all circumstantial, it depends on what your strategy is. Why would you be willing to take negative cashflow for any reason other than massive potential appreciation? If you have the chance to grab something that will appreciate a ton, I'd say $200 negative cashflow a month would be my number. Again this is all relative to you
