i started by calling my car insurance comany and just went down the line with all the major insurance companys. i ended up going through a local insurance broker, sometimes they can get you the best rate.

oh yeah, when i signed up i gave them my alternate email addres that i check twice a month and they sent me 8 emails within three days. i hate that, so i would give them an email that you don't care about getting cluttered up.

i signed up for it, just too see what it was like and to get some more info on birddoging. there seemes to be alot of info to soak up and there's some free forms there too. i haven't actually done buisiness with them and not sure if i would yet, but i guess if your only birddoging for them you wouldn't really be out much if it went sour.

i'd love to here if anyone has done any deals with this and if it turned out ok.

i just pick up the local paper and check out what other landlords are getting. sometimes i even go and check out other rental properties to see what shape they are in for the money. if you call and be upfront, i found that most other landlords will be helpful.

don't know if its considered commercial property, but i own a two unit building. i saw it listed, looked like a good deal so i went to look at it, milled over the numbers and decided that it was worth the investment. i called a local mortgage broker, applied and a month later i owned it. it was really painless, and both units were already rented out so that was a plus.

central maine, bangor waterville area, been meeting with local real estate agents and such just to get my name out there and learn the ropes a little, but thought that attending a local rei group meeting would be alot more effective.

yes, if the home was worth 100k after improvements, and it needed 20k worth of repairs, then the most you would want to purchase it for is 50k.
