@Thomas Anderson Thank you for the comments. I plan to sell the house for the seller either by listing it (my partner get commission fee) or wholesale it.  That is a good idea that I can tell the tenant that I am an inspector of the property. How to deal with it if potential buyers want to see the property?

I sent out~1000 letters to absentee owners. The response is good. However, most of them have tenant live there. Some of them are interested in selling their house by listing or wholesale. However, they don't want their tenant know. How can we list or wholesale their house with tenants are in the house? Thank you for the comment.

Yesterday I was in New Orleans East when the Tornado hit that area. Luckily, our house is fine. Some of our neighbors didn't have good luck like us. As a real estate investor, how can we help them and get some profit by our work? I want to do win-win deals with  fix and flip. Is there any chance here?
