Thanks for your reply Dave.

I have been doing a bit of reading lately and the same things keep coming up like what you've mentioned. I also read about the lawn cutting issue and how it is more difficult to invest from afar as laws are different etc.

Do you find that tenants are always asking you to fix things or have you had any issues with them not paying? I also read it's a bit hard in finding a good property manager.

My main goal is for cash flow and capital growth. However, we're also looking at maybe buying a place just to have for us when we visit the US.

If we buy a place just to keep for our stays, then we're looking in the Las Vegas area, either very close to the strip or a bit further out in Green Valley - not sure which way to go yet. We've been to Vegas twice and love the vibrancy of the place. We haven't been out to Green Valley yet but have heard good things. We're planning to go to the US again next year in September so we'll do some more research.

I have invested quite a lot in Australia and I’m now looking at buying property in the US. There have been seminars here in Australia that I have attended that promote Phoenix, Memphis and Florida properties.
I’d appreciate any help regarding investing in the US and any pitfalls to watch out for.
