Yay! Hi, Jesse! I'll get in touch soon. Hopefully we can get enough people before the start date. But I'll probably be reaching outside of the Pittsburgh area since there hasn't been a lot of local interest and if we can't get enough for this date we can go for a different date and I'll keep you in the loop.

I'm new to real estate and would really like to meet some of you, build community, and give back where I can. Since we can't gather in person, would anyone be interested in a 4 week 6 person virtual mastermind for those pursuing Pittsburgh real estate and self development?

If people want to do it, I can host a weekly online meeting where members share in 60 seconds or less what they've each been working on in real estate/self development for the past week, what they plan to work on in the coming week, and anything they are struggling with. After that I'd like to do an improv or self development game just to get to know each other a little better and make it fun. Then 3 members have 12 minutes each to ask the group any questions or dive into any problems they might be working on. So everyone gets to dive into a problem every other week.

It would be totally free and would last 1 hour and 15 minutes every Thursday night from 7:30-8:45 PM for 4 weeks starting August 2nd and ending August 30th, for 6 persons including myself. Members would be expected to bring a positive, supportive, and constructive attitude to each meeting.

Let me know if you would be interested in this and I'll contact you to make sure we have enough people who are commited to be there every week and make sure everyone is on the same page so I can organize the group.

Definitely. One of the problems I'm having with figuring out the lease and the neighborhood is figuring out the relevant laws for the different neighborhoods. For example, I believe there is a law in Pittsburgh saying more than 3 unrelated people cannot live in a SFH in city limits. But I'm not sure how to learn other relevant laws for the different areas and how to learn the laws outside of city limits.

I'd like to buy a SFH with 3 bedrooms and rent by the room to other young professionals, but I'm curious what all of you think about using this kind of strategy in Pittsburgh. Is there a demand? Do you think it might work in some neighborhoods, but not others? Maybe you know of other people doing this successfully or you have ideas about the kinds of things I should be considering. Or maybe you've read good books or other materials on this subject that I should check out. Let me know what you think.

Definitely! Thank you all! Lots of great information here. I am working through it. Thank you for all the tips and tools. Lots of good stuff to think about.

I'm planning to buy a SFH with a conventional loan and rent by the room, so I think I probably want a house in a hot neighborhood or a house in a safe neighborhood close to hot neighborhoods, like you mentioned.

I'm open to things further away if it might work for some reason, but I think I want to rent rooms to geeky or outdoorsy young professionals like me. So being close to a nice park with trails, healthy food choices, and close to white collar work places is probably what I'm after

The gears in my head are turning, guys. Thanks for your help.

Hi everybody,

I'm not native to Pittsburgh and not very familiar with the different areas. So, I'm driving around potential neighborhoods, looking for my first house hack, but it's a little difficult with all the properties mixed together. Pockets of A houses across the street from D neighborhoods and so on. Maybe you can help me find what I'm looking for.

I'd like to rent to young professionals like me and I'd like to live on a safe and quiet street with trees, close to a nice park. I really like some of the neighborhoods around Highland Park and Morningside. Regeant Square and Shadyside are also nice. Are there other places I should look at too?

I'm,also not sure how well these neighborhoods will cashflow, based just on the asking prices and the rents I am seeing. Are these areas any of you rent in or know about?
