I found the simpler the net sheet the better. From my experience it seems not all lenders/banks look at the net sheet submitted with the offer. If the purchase price on the Purchase Agreement looks good they will want a HUD-1. In which case, like Jonna Weber suggested its time to go to a title company.

If its a registered service dog you must follow fair housing laws. If it is a companion dog (totally different from a service dog) and the prospective tenant can provide documents from a physician then again fair housing laws must be followed.

Not only are post cards cheaper but you can get a few thousand of them for less than what you would pay in ink & envelopes to print as many mailer letters.
