@Wayne Freeman that is reasonable depending on the area of Hernando as there are quite a few areas with older homes and mobiles. Depending on all of that 80k might be reasonable especially if looking at 10k down and no interest. I would be ok with renting with the lady as long as it's under contract and rent would probably have to be raised some. Most 3 bed rooms rent for 800-1000 in this area depending on condition and they go fast.

@Wayne Freeman I'm interested in more info on the hernando home. Do you know what the lady pays for rent as well as the year of the home. ARV is 82k but is that what he wants as well

Welcome to Citrus County! I live in Inverness and just started my first campaign to wholesale. Only received a few phone calls so far to non-motivated sellers. Rental market is doing very well here and property values have increased. I'm new to investing but have lived here for years so let me know if I can be of any help.

sitting through one now and they aren't teaching anything besides what you will learn if you pay for the 3 day course. Said course is usually $7997 but offering during the free seminar for $1997. Waste of time. I learned more at the free rich dad seminar.
