Hi all,

In my career as a people manager one of the things I loved the most about my peers was that we loved a good 'book club'. Reading the same things as others and then talking about it as a group allowed us to grow our knowledge and build relationships at the same time. 

With COVID it can be a tall order, asking folks to come of their homes and meet together. But, we all know, that anything we can do in person we can do virtually! So, if you can spare 45 minutes to an hour a week for discussion and commit to reading books around real estate, business, and personal improvement please reach out and as a group we can settle on day/time and the first book.

I hope to have this launched and our first group discussion on or before 11/1/2020. I know its a busy time of year, but lets take advantage of our limited free time and grow together.

I'm currently reading Funding and Finding Great Deals by Anson Young. (https://store.biggerpockets.co...)

I believe that a good book club can help both new investors and veterans alike so everyone is welcome to participate. Reply to this thread if you are interested and I look forward to hearing from all of you!

If they do start manufacturing their own batteries it would be a big move. If they stop using Panasonic and move in house that's because they can do it cheaper and make better batteries. Elon has spoken in the past about his dream with batteries, and finding new ways to generate their power source. 

It could be the cathode plant that Elon was talking about at Battery Day, who knows.

"Musk said Tesla will build a new cathode plant for its batteries in North America, part of its quest to reduce supply chain costs and simplify cathode production. It’s also making improvements to its process that will make cathodes 76 percent cheaper, and produce zero wastewater. The company also plans to diversify the cathodes it uses, because of low nickel supplies."

@Jake Drappi that's really going to boil down to your level of education, your plan, and your determination. I think it's crucial here is to be conservative with your numbers to account for both the uncertainty and longevity on the pandemic.  

I am looking for deals now, because its the best way to find something worthwhile. If your numbers fit your goals, and you can structure good deal then go for it. The key is to always make informed and calculated decisions.

I've made a big step towards my first purchase. I've hooked up with an investment friendly realtor back in my hometown area (East Central Illinois). Its a little step for sure but its a big one to move from thinking and into doing.

The content on BP and seeing the success of you all has been a big inspiration, so thank you. High fives all around.

Fair call! The buyer agent should still be covered by fiduciary duty and would be bound to tell the buyer of any and all offers to purchase the property, right? I don't know if they are obligated to tell you if it wasn't accepted. Regardless, it seems like a real crass move to ghost you on that

I've never met a realtor that is averse to text, but I don't know his process. They could be a scam? Have you reached out to anyone they've worked with in the past to feel them out?

I'm new as well, but there are a number of options. I'd suggest looking into creative financing, there a number of options. If you have the hustle and the knowledge you can find a way to get the money. Good luck, hope you get a great deal!

I could be wrong, but in RE Agents and Brokers are bound by fiduciary duty (I believe its by law nationwide, but I would say at least those in the NAR for sure). But basically, they have to act in your interest at all times. So in that regard I would assume that the agent made the offer.

Of course, you can always broach fiduciary duty when speaking with an agent initially if you are unsure. Here's a link from the National Association of Realtors:
