Small multi-family (2-4 units) buy & hold investment.

Purchase price: $185,000
Cash invested: $20,000

Brick Quad in the Heart of Cincinnati. 4 Unit building, full renovation. Hardwood floors, New Kitchens, All new electrical, plumbing, roof. Have updated and maintained long term stable tenants.

What made you interested in investing in this type of deal?

We tackled this as our first official investment property seeing the city of Cincinnati pouring Millions into the area through capital. Our goal has always been to provide Affordable, Modern and Safe housing to local Cincinnati Families.

How did you find this deal and how did you negotiate it?

This was an off market deal we found through networking. We negotiated with the seller directly, managed to sweeten the deal with an agent commission (we got paid at closing to buy this!!).

How did you finance this deal?

We financed with traditional financing.

How did you add value to the deal?

We renovated the units upon turns adding in new modern designs.

What was the outcome?

We hold this property 6 years later and it cash flows very well. Rents have increased sharply over the last 3-5 years.

Lessons learned? Challenges?

After dealing with some terrible tenant situations. I've found that asking fro referrals from the current tenants can bring great results long term.

Hello fellow Investors, my wife and I are multifamily investors in Cincinnati Ohio. We're building a small portfolio and have helped dozens of others begin their house hacking and investing for cash flow journeys as Agents/Advisors over the last 9 years. We see a lot of deals but do not have the capacity to snag some of the bigger ones due to lack of capital partners.

Our goal is to build up a 100+ door rental portfolio over the next 24 months or less if feasible. We're *new* to raising capital and partnering, however we've had some experience. Most of the properties we have flipped or hold as rentals are in our own name and used our own cash.

We realize, when scaling, it's slow going as a Mom and Pop op. So, we're hoping to find a legitimate funding partner to help us tackle great multifamily rental deals here in the Cincinnati metroplex.

We have one amazing deal identified at $1.5M ask. 3 Quads side by side each with 2 x 3 Bed Units and 2 x 4 Bed Units in each property. Monthly gross rents at $18000. 11/12 units are fully renovated and property is fully occupied. AMAZING street in a pocket of Quads in a great neighborhood. These properties do not sell often.

The seller is a long time client of mine, we've done many deals together (me as his agent selling his single family flips). However I just do not have the capital to tackle this deal.

Anyone interested in a partnership, you do not need to be local. Many of my clients are out of state or out of country international investors that LOVE Cincinnati just as much as we do!
