So I spoke to our property manager about this same topic. As part of the fee, which includes typical property management, they will come by the house 3x a week and do a complete walk inside and out. After each guest and housekeeping service is complete they will turn the water off at the main, drain the lines then set the temperature at 55F. We are also in the process of installing a number of smarthome devices - thermostats, locks, water sensors etc- which allows both our property manager and me to monitor/control away from the home.

Hi Julie- do you live close to your STR or trying to manage it from a distance? In my opinion that would determine if you need a property manager or not. As an example, my soon to be STR is about 350 from my home so my property manager is pivotal to its success. Well worth the fee I pay each month -$150-. In addition, if your guests need anything 24 hours a day, my PM is close by to help. Also think about any upgrades- bathrooms, kitchens etc, they can help screen the contractors etc.

Well Paul, I would say no to listing out the competition. Keep to the "why" benefits and how your STR's are like staying at home. Your top paragraph is perfect! Hotels can never offer what you do. Plus, when you are a little dog and try to pick a fight with a big dog, someone is going to get bit - most likely the little dog. Bummer that you do not offer VR's. If I ever make it to Coffeyville, KS I'd would rent one of your places. Good Luck!

Hi BP community!

Would like to get a prospective on how much your cleaning service charges after each guest stay. I am getting rates at $200 for a 4br/2ba 1300 sq ft detached house (maximum 8 guests).

Thanks for the reply Mindy. Late yesterday I was told the reason - water pressure test failed. They will let me do an air pressure test and Septic inspection as part of the contingency once the bid is accepted. 

On another note for those that read this - When I did a walk through on another property i recently purchased (happened to be HUD), I noticed that the hot water heater was brand new. It wasn't mentioned on the listing nor did the agents know anything about it. When I looked the up the property on the tax records I found a permit for a HW and whole house water line replacement at a cost of 15k. Would have never found it unless I did some digging.

Hi everyone,

Working on making an offer on a Homepath property but was told they will not turn on the water to test the well and septic. Anyone experience this before or any suggestions?

I think Nathan and Brian are spot on. In my case I want the write off from mortgage interest so carrying a note is fine. I also keep a reserve fund for all those unforeseen happenings and use any remainder amount to purchase the next property Cash always has to be moving otherwise it's of no use in increasing your wealth - unless of course you have a stock pile of gold. :)
