Try regions bank I think they will do helocs at 75-80% ARV after a year of owning the property. If it's within the first year of purchase they will only do 75-80 LTV or purchase price.

However, like Matt mentioned HELOCs are tight right now. 

Just purchased a property via auction.com. Should I order an inspection before getting bids to make sure I know what items need to be repaired? Or should I rely on my GC to identify all the issues?
