Hi @Caren Magill

I've been flipping in the Columbus area for about ten years now.  I can tell you it's a much different market now than it was ten, or even five years ago.  I work with a couple different west coast investors on different types of deals and a few local people as well.  If there's anything I can help you with don't hesitate to ask.

Maybe if you can narrow it down to a more specific area of real estate that you're most interested in learning about.  There's flippers, such as myself.  Then there's buy and hold guys.  And there's investors that do both.  There's wholesalers and wholetailers.  There's a broad range of investors on this site. If you can be a little more specific about what you hope to learn I'm sure someone here will help out a fellow Buckeye.

@Taneka Redman   Finding buyers is the easy part in this market.  If you have a good deal you won't have any problem finding buyers.  Send it to me and I'll be happy to share it if it doesn't work for me or the people I'm working with.

@Joseph Catalino I've been flipping in the Columbus area for the past ten years. I typically just do a straight flip and not BRRR deals, but I have and am currently working with west coast investors as a "boots on the ground" guy. Feel free to reach out if I can be of any assistance.

I painted kitchen cabinets once.

Never again.

If you do it yourself it's timely and unless you're a very skilled painter they won't look great.  Just spend the money on new cabinets.  You'll be much happier with the end result and buyers will notice.

@Mark Crowder  Can you be a little more specific?  Is this a historic property?

I've been contacted by a few out of state investors who are jumping into the Columbus area to be their "boots on the ground" guy.  I'm not a GC or licensed, but I've got 10 years of experience, many flips in the area, and the resources that come with it.  Obviously compensation depends upon how much time I'm going to spend on the project.  I'll walk through a property, do a quick inspection, and give an assessment of a rehab for $50, but if I'm expected to manage that entire rehab from demo to dusting I'm looking for a percentage of the project profit.  Bottom line, it all comes down to how many hours I'm putting in.

When it comes to mold remediation if you want to be safe don't do it yourself.  Spend the extra money and get someone who is certified in mold remediation and have them provide you with all the documentation when they are done.  If you already have that from the previous owner and it's not an area that would normally have moisture in it, what are you worried about?  Sounds like your problem is solved.
