Hi @Ray Slater ! You said you moved to the Miami area recently, where did you live previously if you don't mind me asking? Miami is an excellent place to live. I appreciate it much for what it is now and even more for what it will be in the coming years. @Gustavo AL You are 100% correct my friend. A lot of business people from around the world are coming into Miami. It is my belief that Miami will soon grow to be much like NY but with a more tropical and a bit more relaxing environment, hence why people are investing into it now. It is already headed in this direction. @Ray Slater There still are several good deals on the pre-constructions and keep in mind, a lot of these may be negotiable not just in terms of price but also in terms of payment schedules. A lot of the payments are made in installments throughout the development of the building. There are also several new developments coming to the Edgewater area which in my opinion and from what I have seen on several stats from the Miami commission, will be the very next area to boom. This is just north of the downtown area east of Biscayne. I think many people fail to see many of the great deals in a lot of these pre-construction projects. As an agent myself, I know this for a fact. We have to stay 2 steps ahead of the game to get our clients in early with what they want and with the best deals possible. All I can say is if you are interested, it is not too late at all. Send me a message if you decide to take a look around and what is out there. I'd be glad to help any way I can.

Hello everyone! I'm curious to know if many people here have been considering moving to Miami with this big boom in the real estate market. There are several good deals in the pre-construction developments but most of it is currently being sold to foreign investors. I haven't seen much about it in BP yet so I figured I would bring it up! Hope to hear some thoughts from you!

@Dan D.  Haha yes I can imagine! I just saw it is about 15 degrees there tonight, right? I was in Chicago just a few weeks ago and it was freezing. If you were to buy here, would you consider renting the property (annual leases) to later make South Florida your new home? Or just as an additional home here to come during those winter months in Minnesota?

@Dan D. Hahaha dont me get me wrong you can still find several good deals here for much less! I was showing a few properties in Edgewater today which is an area just north of Downtown Miami. Excellent growing community since downtown pretty much has no more land to build on and it is now starting to move north. Prices are still reasonable and sure to increase. Great neighborhood to call home also! How is the market in Minnesota? Are you an active investor in your market?

Hi @Richard C. !

Well several Russian investors have been seeking refuge now in the Miami real estate market. The last few years there was a huge increase in ultra-luxury properties being purchased by the Russian community. Even most of the new luxury comdominiums here in Miami now are back by funds coming from Russia. The recent shift we have seen however has been that now instead of the majority of properties being sold from $20mill+, now the investments are being made in the $5-10mill range and turned into rental properties.

Any thoughts on buying pre-construction condos in the Miami/Brickell area? Its apparent that this area is having tremendous growth right now and there have already been several more approved projects to boost up the property values in the coming years. I've dealt with several clients and have come across some mixed feelings although most have been positive. Has anybody already invested into this or has anyone been considering? I am very interested in hearing everyone's thoughts about the pros/cons about investing into pre-construction in Miami.

Hello Ray,

Welcome to BP! There are some great opportunities in the Edgewater area (just north of downtown) with all of the pre-construction going on. This area is up and coming since there is pretty much no more land available in downtown to build on and the values in Downtown Miami/Brickell continue to increase. I am sure you are noticing now the metropolitan area keeps moving up further north and Edgewater is already growing with several projects coming up and its excellent location. Also, there are some great multi-unit income properties available in Hollywood which is just a few miles north as well. This area is growing at a bit of a slower rate than Miami of course but it has had steady growth and looks promising.
