Thanks. I might have to consider a partner in my first deal. I have focused in on an area that can provide positive cash flow on a 300k buy & hold property on Long Island NY.

My bank is willing to provide me a mortgage for 80% of the value of a property, but I don't have the 20%. My friends or family aren't in the position to lend me. Where have others turned to for leverage in getting their first deal done?

I have located a motivated seller who is looking to sell their 4br 2 bath home on Long Island, below market value and proceed on getting a deal done within 48 hrs. There have been about a dozen offers on the property and I have looking for a financial investor or a financial partner who is looking to move quickly. The brick home has a new roof and large finished basement with it's own entrance. 

An offer of 285-290k would be the highest bidder and can provide positive rental income or a profit on a flip.

What I bring to the table is: 

- the deal

- the motivation and knowledge to get the work down to bring this house to the market to rent or flip

I am looking for a private lender to help acquire a buy and hold property. I don't currently have anyone in my family/friend pool that qualify.

I'm looking to get my first deal done on Long Island NY. Has anyone had good success with a private lender in that area?

My target market is a town in Nassau County NY and my focus is to acquire a single family home to hold for positive cash flow. My focus area can support this and I have a bank that can provide me a conventional mortgage. I am seeking a personal lender that will lend me the down payment needed, 90k. 

I am not looking for a partner investor or someone to hold me hand, just seeking someone who can assist me in achieving my goal of real estate investing and make a fair return on their investment.
