Every now & then I log on & read through some posts. Being that I am still a newbie, I am constantly stumped by abbreviations which all the old timers are constantly using.

May I suggest BP creates a dictionary where us newbies can look for translations?

In the meantime how about compiling a list of all those abbreviations?

I'll get started with two that have stumped me.

EMD = Earnest Money Deposit

ARV= After Repair Value

Looking at purchasing a commercial warehouse property in Petersburg, VA for our own use.

Property is near the historic district, good size, near highways, and priced right so we still have room to invest in business & don't need to tie up all funds for a mortgage.

Drove down there last week & Petersburg has some beautiful historic homes sitting right next to bombed out houses. Many of the streets had people sitting outside in the middle of a workday just shooting the breeze. All bad signs I know

We spent half a day at city hall & everyone was talking about all the improvements the city is doing to change the city. 

The historic area did have some fancy shops & restaurants. The new library looked fabulous. There are many new warehouses converted to lofts (though many of the lofts are still vacant)

I checked population statistics & Petersburg is losing population.

Does anyone know more about the area? Do you think the city will improve & turn around or is this a bad bet?

Hi Chris,

Thanks for the welcome.

Investor wants to buy, rehab & flip specifically 2 family brick 20x65' in Brooklyn. He is willing to look at Queens or Staten Island but that is outside his comfort zone so I need to be really strong with the numbers.

Think scenario purchase $500 range for brick two fam, new kitchens, new floors, new toilets, paint & flip 3 months later for $800. I'm wondering not being an agent, can I find those type deals or is it wishful thinking

Thanks for the boost. It is interesting to see that which I consider a problem can actually be a benefit in the right situations.

I think Tom Sylvestor mentioned something to that affect in podcast 45. he said he started investing right after college & being young there were people who did not take him seriously but there were many others who were rooting for him & helped him along the way specifically because he was young.
