Has anyone heard of Skip Genie? I'm going to test out this service for cells phones to do some cold calling on absentee owners and out of state LLCs. They're asking 97 bucks/ mo and .45 per record for batch tracing. Is that too much? I'm also interested in REIskip or any trace service that turns up good info. Thoughts anyone?

I started using this website called ReiPro. It seems pretty legit. I can pull up absentee owners, cash deals recently closed, and other types units however I only see addresses of the owners and no phone info.  When I click on "obtain contact info" it links to a site asking if I wanna run a background check.

Hey all! I was wonder what's the best source for getting a hold of cell phone numbers if I already have a list of prospects for lead generation? I tried to do a google search for good cell phone trace vendors but all I got was websites for background checks and such.

I was wondering if anyone has in-depth knowledge of the in's and out's of business credit. I have an LLC and 2 trade lines attached to it as well as a business bank account I've had since January. One of my trade lines is delinquent (a Pittany Bowes account) and I have business credit card that I've kept current. I'll be paying my PB account in full this week. With that in mind, how does this get reported to D&B and/or Experian? Does it work like personal credit where its on your report for seven years or is it set to current/not past due? Also my credit card is not being reported. How do I fix this? I have several debits coming out of my credit card monthly. Should they be reported as separate tradelines? Many more questions but I'll start with these ones.

Thanks man. That's a great idea. I also plan to do a "tour" of some of the smaller local community banks, credit unions, and financial institutions in my area to build rapport with more lenders and try to get some REO listings as well.

My question is likely geared towards RE agents and Realtors however I selected the "General" forum because I didn't want to limit who would be able to offer insight on this one.

I am kicking off an "Investor Marketing" campaign looking for both local and nationwide investors looking to work in the Pittsburgh area. One of the avenues I am exploring is marketing to potential new investors that were always nervous or have misconceptions about real estate investing. I'll be starting a niche-specific Meet-Up that pretty much focuses on open dialog about investing (fears, concerns, why they haven't started). I was wondering if anyone has any general insight about what kind of objections I may face.

I plan to market to small business owners (typically 5 employees or fewer; think beauty salons and convenience store owners just to name a few).  As an investor-friendly agent I am in the best position to help guide newbies in the right direction.

The western PA area is a great market to invest in right now. Honestly its been pretty steady for the last several years as we were one of the few markets that weren't hit "that hard" back in the late 00's. Single family and multi-unit rentals are all the craze out here right now and the fix n flip market is starting to heat back up (so long as you get in at the right price point obviously).
