I'm glad they have worked out for you. I don't need phones answered or leads followed up.  I have more admin tasks, posting fotos, updating VRBO, making follow up phone calls with vendors, state and feds, that sort of thing. I'm working on writing up policies and procedures. Would love an actual human assistant but am very price conscious. Will keep working on this.

I like to have a direct flight from my home to investment. If it's two flights, it's too much. Also, ideally a place I would want to visit.

Post: SBA loan?

We had an SBA loan. You must occupy 51% of the building. Be careful with the loan terms though. They don't want you backing out early and there are penalties. They would not consider the coworking/desk share model for me for a new loan, though if I'd had operating financials on a previously existing desk share then they would consider that my business for an SBA loan.

Can you put yourself in a lease and make market rate lease payments to the building's operating company/owner LLC? At least until the refi? The banks love to see leases in place.

I'm using 5% loan in my assumptions. The problem is I want a value add property and that means the the commercial property is vacant or close to 50% vacant. I've not found anyone (other than hard money) who wants to loan on this so far. This is the rate I'm told I could approximate once leases are in place.

I'm curious if you replaced the beam entirely, or perhaps ran new support beams on either side?

If so do you mind sharing the cost on that? I'm looking at similar issue.
