Is there something wrong with them that you want to 'get rid of' them? If so, you may want to consider advertising them as distressed properties, cutting prices, and still advertising them on the MLS. It's where people are looking, so maybe it's just the ad content that's the problem and not the website.

This is a great point! Except I disagree with SEO being completely useless. Just as you would use PPC for highly specialized keywords, you can also use SEO to build your site up for the most useful keywords you come across. That way, as you're purchasing the relevant search traffic, you'll be able to build up what's called "Natural Search" traffic with the same keywords.

Ultimately the point would be to gain search traffic for free or little cost as your website gets bigger and more useful for your consumers.

P.S. Consider providing useful content your customers will enjoy...it can help your traffic more than know!

I guess the reason that online ads are known to be less effective is because the online user does not want to be 'tricked' into responding to a banner ad or other online ads.

As Jessica said, building a relationship with online users is an effective way to build quality traffic and get good leads. Also, publishing articles (like Dave said) is a solid way of building a reputation that serves to convert prospects into customers.

In general, people want to be able to trust you and your services. It's not about building lots and lots of traffic, but rather getting more business. If one quality leads turns into a lifetime of referrals, isn't that better than getting 1000 hits on your site with not conversion?

Just my thoughts :)

i have seen nothing but wasted money from email lists.

firstly, ESPs are becoming very stringent about spam, making the inbox a near impossible place to reach.

secondly, email harvesters tend to use spammy practices that make your list of x,000 become more like x0 of actual valid email addresses

thirdly, people on these lists by permission are rarely interested in the offer, and more about the incentives offered. and the ones that are on without their knowledge rarely respond to offers and are more likely to report you as SPAM and never use your services.

if you are offering a valuable service, another approach would be to speak with landlord associations and try to arrange to be a speaker at one of their networking events, or to have your contact send your email to their members. That way it will come from a trusted source and will have more chances of conversion.

As far as I understand LLC's in Canada only exist for companies that cannot be protected from liability under corporate law: i.e. doctors or accountants.

In Canada you can incorporate federally or provincially. If you incorporate federally your chosen name is protected across the country and you can operate your business in any province you register in. However, registration per province is usually as much as incorporating solely in that province.

If you plan on doing business in many provinces in Canada I suggest incorporating federally (you can do it online through the corporations Canada website for $220 including your NUANS search) and then registering in each province. If you are starting out in one and plan to stay within that province for a while go down to your companies office and register there, in Manitoba it's $340.

If they have to inform you if they 'decide' to purchase the property in order for you to get paid, why would they inform you at all? You already gave them the information that they needed.
