I'm considering this niche as a start. I'v seen some informational videos on this subject but would like to hear about  it from some of you as well. As far as my commission when is that usually given during the process.  Thank you in advance for your help

In the Philadelphia area when you look up a property for taxes, revenue etc.., Under account information it has the word "Homestead". Some of the properties have a dollar amount under thar word, some do not. Please explain. Thanking you in advance.

I went on the city government site and looked up a property with a market value at 91k, And the assessed improvement value (taxable) is at 81,800. This property has fire damage but the structure is sound. Is  the assessed improvement value based on a true # because the city inspected the property after the fire? Or is it an estimate based on the surrounding area. I'm in the Philadelphia market. Thanking you in advance!

I'm getting a sense that wholesaling and flipping are almost the same, except the flipper goes on to rehab the property for sale. Is this true?

hello BP Nation. i am a newbie wholesaler. right now building my end-buyers list. went to listsource and located the absentee owners in all the zip codes in my area. i was going to target the zip codes with the highest number of purchases first. yellow letters  for the end buyers, bandit signs for the motivated sellers.  ploy ads on craigslist for end buyers. gonna check D.O.T. for traffic counts for sign placement.  2 google.com/voice #s for contact. also get my question lists for both parties prepared ahead of time. looking for a real estate attorney to have in advance. hope to do a double closing.and have a good exit strategy. this is only one of the systems i will use for the moment. what do you think? whats missing? i know there are some other details needed but is this a good basic plan to start with?

what explicit assignment language should i include in the purchase and sale or assignment of contract to protect and/or release me in case the deal falls through on either end. And is this called an "exit strategy" ?

Hi Becka, I was an exterminator. Here's an idea. If they come back don't spray. Get dual ant bait stations (with protein and sweet bait in them). Set them next to the trail, give them a chance to sense the bait. Follow the trail to it's origin. In the evening seal the entry point with a caulking gun. Before you seal it, see if they took the bait. The worker ants should take the bait to the colony as well as the queen. Good luck!

As a wholesaler, once I have a motivated seller, are these two steps needed before I contact a cash buyer? Also double closing, Is it the best way to go. And in most situations are the cash buyers ok with our fee that we receive?

It's been about a month  gathering information so that I can do my first deal hopefully before my birthday 2/18. I listened to several different you tubers to compile a plan to get started.  At 56 this is hopefully the opportunity to really enhance my life. I'm tired of helping someone else spend time with their families  on vacation while I struggle. Preparing to create a cash buyers list as well as seek out distressed sellers. Also get the other systems in place to make this work.
