Anybody use the square footage x $7-$10 range for estimating updating/repair cost?

Example:

1500sqft x $7= $10,500 update/minor repairs
1500sqft x $10= $15,000 more extensive updating/more extensive repairs

I know that it doesn't work on every deal. And some repairs might need a higher cost maybe (sqft x $12-$15)

Greetings from Tulsa, OK

I'm new to all this social networking so bare with me. My wife laughs at me for not Face-booking but never had a reason to "get connected" until now.

I want to get into Real Estate Investing.

All my free time over the past few months has been put towards reading books and listing to POD casts about investing. I think that wholesaling is the way to get started. Also, I want to fix and flip but I want to have the basic knowledge of numbers down before I take any risk.

My goal is to end up with VRBO.
