@Michael J Hartnett Jr there are volumes of information online regarding VA's. Many of the links provided by previous responders are great sources. What I can tell you is that with any hiring of a VA the critical components for you will be interviewing, onboarding and your system of delegation.

Some universities have an Off-Campus Housing Listing Service that you can pay to be listed on. I would check for that in addition to previous suggestions.

FHA 203(k) is a Government Loan that lends the borrower money to purchase and rehab a home at a fixed interest rate for a period of 15 or 30 years. The home (1-4 units) will have to be your primary residence for at least a one year period. You typically can only have one FHA mortgage at a time, however, there are exceptions.

@Ryan Kearns based on the info that you have provided, the rent will cover the debt payment, taxes and insurance and you will also have enough to put up in reserves for any unforeseen repairs or large capital expenditures. After that you may have a reasonable amount of cashflow. With your tenant paying off the mortgage and a considerable amount of equity I think this is a great place for you to start your rental journey. There are a lot of other advantages also. The primary thing that you will have to ask yourself is “Am I ready to be a landlord”. You should read “The Book on Managing Rental Properties...” by @Brandon Turner. It seems that you have a potentially great cash flowing asset but success will boil down to your ability to manage it or delegate the management.

@Michael J Hartnett Jr pick up a property management software like TenantCloud or Buildium. Spend some time on YouTube to learn how to use it. Turn your tasks into documented processes (step by step checklist works wonders) and hire a Virtual Assistant part time to handle admin tasks and execute some of those processes.
