IMHO this does not cf. the 2/1 would rent for 1100 but the 1/1 would claim 700 to 800.

I saw this hit the market. Won’t hit 1% rule After rehab and that would take me out. I don’t see any investor buying at $150. Maybe let it sit on the market and come back to him In a bit.
