You will have to run the numbers. How much more rent are you looking to get with the upgrade. If that can get you $100-$300 more, then I would say go for it. That will be a 40+% on the money. If you will get the same rent with the upgrade, then I would follow your friend advice and not bother.

I just relocated to the Atlanta metro area (Smyrna) about 3 months ago. My goal in REI is to buy and hold small/mid multi family properties with value add potential. I am trying to figure out the location to focus on, and I will really really appreciate with you can chime in.

I am looking for locations with strong rental prospects, low vacancy and less crime. I'd like to get ideas on what areas to focus on, where I can drive and inspect the area. I need help narrowing it down.
