I have a duplex that we built new in 2021. 1st tenant on one side has moved out. I am trying to figure out charges to deduct. On first look everything looked good. on closer inspection, we have damage to refrigerator and VLP floors. The fridge has a cracked shelf, and something dropped on front edge and cracked the material. The floor has an area where floor was scratched pretty well. I am not replacing the shelf or repairing the bottom area or replacing any of the floor. My question is: Do I charge the renters? How much? Also curious about normal charge to clean the stove which tenant didn't attempt to clean.

If you are in Wichita Falls and they appraise you at the $300,000 range your taxes will be around $7660. The bigger news is that Wichita Falls in November 2020 passed the largest school bond in history. That will be raise it even further.

I have a property that is coming out of lease. All of the fees, deposits and rents were paid up front at the beginning of the lease, by the tenants employer. The tenant feels like any security deposit returned funds should go to them. The employer is telling me that it goes back to employer. I think it goes back to employer as well. What is correct? (Side note: Tenant and employer had falling out and tenant says he has not been paid for final check) I don't want in the middle. Seems like issue between them?

I have a 3-2 rental unit with one tenant. She is wanting to sublet a room to someone. Is there any reason I shouldn't allow this as long as I run my normal background check?

Marilyn, I live in Wichita Falls and have encountered the problem you are talking about. Huge numbers of houses here have settled due to the drought and have caused foundation problems.  I used Brian's Plumbing...They will come out and do a pressure test by plugging up all the drains to see if they hold water. If so then your okay. After that you can address foundation issues.  My test was okay, but we did have to work on the foundation.
