I'm in a similar situation as the OP. I have been looking at a property in Orange County for my sister to live in while she focuses on some volunteer work she's been doing. The house is a Duplex with one apartment larger than the other. The exterior needs some work (cleaning/painting and possibly redoing the siding, which I think is asbestos) but the inside needs minimal work. I know of a few contractors who could help me with most of the items that need work (anyone one someone who could help with the siding in this area of NY?), so I'm not too concerned with the repairs. However, when running this property through the BP analyzer, should I include only the rent I can figure of the other apartment, or should I allow for both rental incomes? It seems like inputting only the rent that I would be charging on the one side keeps making the ROI less than desirable. However, given that my sister is not currently working for an income, the plan is for her to live in the other portion of the duplex (the smaller apartment) rent free.

Basically, my question is: given this kind of setup, how can I use the tools the BP provides to determine the price point at which this investment would be a good deal? 

Any advice is welcome and greatly appreciated

I have downloaded a bunch of the audio recordings of the podcasts and the audiobooks.  I didn't know BP offered this much info all at once!

I'll definitely be building up my knowledge base for a while with this.

Hi,  

My name is George Martin.  I am a Project Manager for an HVAC TAB (Testing and Balancing) company that operates in the NY/NJ metro area.  I am new to real estate investing and am hoping to buy my first house this year (2016).  

I'm really looking forward to learning as much as I can from you all and invite anyone who has comments/tips to feel free to send them my way.

I'm hoping to gain as much knowledge from this community as I can and if there's any way I can help any one of you with my knowledge of the HVAC/Construction industry, I would be glad to do just that.
