I have talked to and seen many ads lately from investment companies looking to sell turn-key properties, wholesale deals, etc. Has anyone had success working with these types of companies?

@Mayank S. I am looking at a 4 unit and a 3 unit. I'm thinking an FHA loan and live in for a year. My 2 follow up question would be:

1. Can I get another loan for another property during that first year?

And 2: is it better to invest under an LLC?

@Erin Donlan I think it would be a good idea to live there for a year if the FHA loan is what I decided upon. Thank you! Also, if you or anyone has experience with banks not asking for 25% down in the Indy area that would be great too!

Hey guys. I'm looking at 2 or 3 multi family properties for my first real estate investment. I have spoken with a couple banks who send me to their commercial loan department after I explain what I am trying to do. I am a first time home buyer, and was wondering if anyone had some advice on whether or not an FHA loan might be the best bet in this situation. Or, if there are ways to get a loan for 5-15% down instead of 25% like the commercial lenders are expecting. Thanks for any feedback
