 Okay how about a teaching and learning moment. I'm not up to date on the Dodd-Frank legislation on seller financing requirements or when it was enacted. Could you please explain somewhat or at least post a link to the legislation. I see a lot of SF offers on Craigslist that don't seem to know this law has been passed.

Also on the same point how does all this play into a land contract scenario as an alternative?

Thanks again and I know you as well as the other posters have been gently (most) leading me to the same conclusion. I have always known that many wealthy people lost much and took great risk to follow their dreams and have overcome defeat, some even many defeats, in spite of the nay Sayers who only know defeat. But I am also aware of ones time line on this earth and not being unrealistic on what you can accomplish. Having said that I'm concentrating on the positives of retirement....more time to learn and invest and do it right the next time, more time to catch up on projects at the home front, more family time for sure and of course much more play time. I think I will buy that kayak!!!

Thanks for all your post. I know you couldn't have reached your current day level without absorbing some pain ( ouch). But I never thought in a million years when I made the decision to become a real estate investor that the first move out of the gate could be so painful. Nothing to absorb or soak up the loss from other successful deals and trying to steer your ship around all the mines and now knowing you are the motivated seller as the blood drips into the water and the sharks have gathered for the feeding frenzy. OUCH, OUCH, OUCH, OUCH, OUCH as my stone skips across the water before it finally sinks.

Thank you for your input. I know I'm in that Kenny Rogers song of real estate investing know when to hold them know when to fold. I just wanted to make sure there isn't some reasonable strategy without great risk worth taking to lesson the loss since it is such a large amount and value has already slipped so far.

@David Krulac Thanks that's what I got from Zillow also and I was aware of the house next store along with an additional nine or ten others from the same out of town owner that filed for bankruptcy, go figure. But I wasn't aware of the latest killings.
