Anyone have a quality replacement window company that is good for investors?  The property is in Virginia Beach.  I haven't had to replace windows on any of my previous properties so I looking for some advice.  Thanks

My focus isn't a specific area but rather a motivated seller.  Obviously the area has to be in decent shape.  I would like to stay in the "B to C" quality areas.  I think the small to mid range apartment complexes are unique niche.  They are too expensive for beginner investors and institutional money thinks they are too small to mess with.  This leaves fewer investors bidding and results in better deals.  They are still large enough to scale your business quickly if you can prove you can close deals.

I looking at small to mid size complexes (8-30 units).  The "Mom and Pop" apartments that have "value add" in them.

I'm looking into taking a shot at the multifamily (apartment complex) avenue for investing.  I am considering teaming up with someone to help make this jump.  I am focusing in the Hampton Roads area ( Virginia Beach , Chesapeake , Norfolk , and surrounding areas).  I have both real estate investing experience and cash to help put towards a deal.  I am looking for a partner that can bring both experience and cash also.  If you are interested please reach out to me.  I think multifamily is a great option for scaling a business and look forward to diving into this market.  Thanks Glenn

Looking at a 4plex that is in a great (A+) location.  All four units are small 1/1's that are dated but still in good condition.  The property is 2 blocks from the beach and has a solid rental history.  The numbers look like this.

Asking $415,000

Projected Purchase: 400,000

Down Payment: 100,000

Rent $785x4=$3140 month

Mortgage/Taxes/ins: $2551

Cashflow: 

COC return: 7%

Here is the kicker... It sits on a double lot that I could subdivide and add a duplex that would bring in an additional $2800 a month. 

Duplex: $200,000

Down Payment: 40,000

Rent: $2800

Mortgage/taxes/ins: 1523

Cashflow: $1277

COC return: 39%

All in Cash for both places: $140,000

COC Return: 14%

Looking for some advice.  I have only invested in sfr thus far.  This is a big jump for me and I could really use some unbiased thoughts.  Thank you... Glenn
