If a tenant wants to break their lease early for any reason do you as a landlord have the right to take their whole security deposit or are you only allowed a portion until you get a new tenant? Thank you for any info.

Are most people just paying down their properties at this time, or still trying to find deals? I have some money from a real estate sale and not sure if I should put it towards paying off one of my properties creating more cash flow or buy another property even though they seem to be high in price at this time. Any thoughts?

I would like to raise my credit score a little and was thinking of opening up another credit card to help. Will it help me, and will one help more than another? Was thinking of getting an American Express. Any thoughts on this? Thank you.

@John Warren Thank you for the information. For the first time I used Zillow to collect a security deposit due to tenant coming from another state and worked out fine, but after what you said I will require cashiers check in most cases.

Does all move in money, 1st last and deposit need to be guaranteed money such as cashiers check or money order? Also when said prospective tenant should earn 3 x the monthly rent is that gross monthly or net? Thank you!
