Julie--if this is true, it makes sense as to why MI would remain with a PM that has so many complaints against them. If I were Clayton, I would have replaced them a long time ago.

Sophia--If it's not defined in your lease with regards to the exhaust pipe, I would say you are responsible. Should not be too much to have someone clean them out.

Looking for feedback.

I looked at a 1 bed/1bath condo today. Nice enough place but it has Electric Heat. Knowing it can be quite expensive, my question is will or does it tend to scare away potential renters?

@Edith TenBroek...When you next communicate with Clayton, try to dig down on why communication seems to be a common failure in dealing with his team. Wondering if his retirement from TV will help with this issue. I'm still on the fence with two hurdles.

1. Actual location within Indy. On his videos and google maps, the area looks like C Class neighborhood. On crime data websites, it leans to D Class.

2. Communication issues (reported by others)

--I feel for you. Full disclosure, I'm new to Real Estate.

Just by looking at some of those towns, 2 seem high crime areas. That aside, my 1st question would be, did the PM know they had prior evictions? I have a hard rule on my tenants--No prior evictions. I'm still thinking about FICO requirements. Unless they have, show, tell a compelling reason why their scores are low, I will pass on them. 600 FICO might be my cutoff.

I would find another PM. They are digging you a hole.

As a President of a HOA, we had an owner spray (which heats the unit up) to remove them after they determined they had them. Not cheap $1,800 or more if I remember the story right.

Bring in a company to do an inspection with a dog that will sniff them out first. That is the 1st step that should not be that much.

@Lionel Li....What price point & area did you enter Indy?

With some internet searches, Indy seems to be high crime in the $20-$50k areas that Morris Invest sells. I am past the point of "I" am not living there but the higher the crime the higher the potential of non payers/evictions/turnover and property damage. That said, MI areas do not look like a war zone. The streets look nice enough.
