Thanks Elio, I would be using cash, hopefully using the BRRR method in this case, however not much meat on the bone, and there are a lot of livable SF homes that i have been looking at that don't need much work under 70k. My other option that I am looking at is New Milford, two families with a mortgage, just seems like less potential to expand rapidly...

Well done, around me there are no trailers like this unless it is on a $500 per month lot fee!

Hi, I'm looking to invest in the Waterbury or surrounding area and as any thread on this is very old, i thought id make a 2019 thread.  I am thinking of buying single family properties in better neighborhoods as Waterbury can be very different from street to street.  Has anyone had luck in this market for cash flow?  Is it just too much of a nightmare that i should stay away?  I am a contractor with cash so I feel it can be quite the opportunity if i can get my hands on some of these distressed homes for under 70k.  Any input is appreciated!  Thanks!
