I'll be paying back taxes before the property goes to forced sale and each year afterwards. I had a title office draw up the warranty deeds to reflect they have no interest in property in the future. After a few years I will seek quiet title action. The children were sole survivors of the estate but didn't want the expense of probate to get a property they weren't interested in. There was no trust conveying title to children.

So I would have title even though the property never transferred to children? The parcel was still in mothers name upon death and her estate here in Florida was never settled through probate. It's still listed under her name with the tax collectors office.

Purchased parcel of land and have received warranty deeds back from survivors of the original owner (mother who is deceased). Original and children live out of state and the children never open probate in the state where land is. They were letting it go to auction via tax deed sale. I will be registering warranty deed next with the county. Since the title wasn't conveyed to children, and they have signed over interest to me, would my next move be to retain attorney for quiet title action? I won't be selling property, as it joins my mothers property. Any and all suggestions greatly appreciated.

Thanks for the reply and encouragement. I'll check out that blog too. I'm just want to do raw land. I don't want to get into property with homes. Just a lot more aggravation it seems starting out. I may move into it at a later time but I'm still wet behind the ears in this business. Good to hear from you. Thanks

Bought my first property yesterday. It's raw land/small parcel .5 acre. Few issues with the deal. The name on title has passed away and survivors have not opened probate. Seems the property owner is out of state and survivors just decided to let it go to tax sale. I offered for the property and it was accepted. I will be responsible for back taxes and since this will be my first acquisition I had a title company friend of mine handle all the paperwork. I'll probably hold this parcel since it is close to property owned by my family. Thanks to this website for great info. I have a long way to go in my learning but every journey starts with the first step right.

It would be distressed properties that are way behind on property taxes and preferably live out of state and willing to just dump the property for back taxes. Not necessarily big tracts just 1-2 acre or less subdivided pieces that I can carry on a note. Small $ around 750-1000 original investment and resale for 3,000-4,000 with a down payment of 20%. I don't have a lot of personal wealth to jump off on large tracts of land but would like to eventually move into that in the future.

I live in a small community in North Central Florida. The county is very rural as none of the towns have more than 5000 people. My question is: Is there much of an opportunity in raw land flipping in this type of rural setting or should I focus on more concentrated counties that have tourist value? I am brand new in the investment side of real estate and have very little $ to start with. I do have family that has offered to fund my endeavor but I just want to get started small and grow the business at a manageable pace. I work full time plus 15-20 overtime each week and want out of the rat race. Any and all suggestions and comments are sincerely appreciated.
