 Thank you Michael, I appreciate the insight. I don't think I would have asked folks on task rabbit for before and after pictures. You just added something to my very tiny toolbox (but it's growing). Thanks again!

Great idea, thank you Greg! Round up seems to be the consensus solution for weed control. I was the only one that didn't know!

Thank you Andrew. This is a urban multifamily that does not have a yard. It just has weeds that grow through the concrete cracks. I try to keep up, but in the summer time, they just grow so fast. The good folks in the BP community have advised spraying, which I plan to do this weekend. I think this will be a great solution - just in time for fall! Really appreciate the response and insight.

Trash requires a bit more info. Trash just in front of your property tells you who you need to talk with. Trash everywhere is a neighborhood concern and maybe also a trash hauler concern. In that case, you might want to engage the city to encourage better use of trash containers with lids, talk with the hauling company, etc.


 Thank you, James. I didn't think to spray the weeds. That is a great idea. The trash isn't like trash bags on trash day, it is like empty coke bottles, or empty chip bags. I think I just need to sweep it periodically.

I really appreciate the suggestions. They are really helpful, and informative.

Good afternoon Team,

I only have one multifamily property, and do not have a property manager at this time. I am finding, for this summer at least, that the weeds grow at an alarming pace. I am also finding that there are all sorts of trash in the gutter in the street in front of the property. The multifamily is located in a major northeast city. How do folks keep up with cutting back the weeds. I feel like I need to go at least every two weeks to pull weeds and sweep the gutter. Is this standard? Do property managers manage small things like this? There really isn't much yard and no grass for a landscaper, so would not need a landscape contract, but I was not anticipating the amount of maintenance for weeds and debris. Any thoughts, as I would be grateful for any feedback. Thank you.

Good evening everyone, my name is Glenn and I am new to BP. I am starting out as a small multi-family investor in the Boston area. My goal is to own ten 3 or 4 family properties for LT hold in the Dorchester or Jamaica Plain sections of Boston. I am willing to learn and am committed to accomplishing my goal over the next 10 years. I need to learn how to leverage equity in my property, how to improve cash flow, how to improve my property, understand book-keeping, create the right structures to limit liability, create the proper structures for tax, and learn how to find deals. I have a lot to learn. I listen to the podcasts driving to work everyday. It is all really overwhelming, but I am determined to make this happen. Thank you to BP for holding this forum, and allowing me to learn from others. Looking forward to a true real estate journey toward financial independence. Please feel free to reach out.
