Researching area and wondering if there is cash flow to be made or just break even situation to own a beach house. Is there a price point for condos or SFH that seems to work out for cash flow? Any areas better than others? Currently looking to south: Surfside and Garden City area. TIA

@Carter Crowley yes it's in investor period.  Duh forgot arv.   Conservatively $200k.  I would like to get cash out too if possible with a good cash flow.

Here are the basics:

Duplex with rents between $700-$800/unit

HomePath Price: $96,500

Rehab Budget: $40,000 (flooring, kitchens, baths, paint)

Can pay cash for purchase, looking to offer about $80,000

How do you see a BRRRR working on this deal? Or just rehab and flip? It can't be sold as separate units.
