I had a few tenants in Palm Beach ask me to board the windows and I did that. I could never have done all my properties because there was no wood available to be bought. Luckily it was not a direct hit. I did some searches and found clips called Plylox clips. You use them with boards and can put wood on the windows with no screws or nails and do it quickly. The windows have to be inset a bit for the clips to work. In the next few months, I am going to have my handyman cut 1/2" plywood for all windows, label them by address and window, and store them with the Plylox clips. It looks like you could put wood on a house with 10-15 windows in less than half hour if they are pre-cut and labeled.

I have a lot in Riviera Beach which I could build a house on for rental. Problem is the houses in the area sell for $80k to $120k mostly. I am seeing online to figure $90+ per sq ft to build a basic no frills house. That's $144,000 for a 1,600 sq ft house plus I would have to run utilities and sewer. The best type of construction here is CBS because of termites and possible wind. Does anyone know of another option to get a house on the lot for under $100k ?

I am purchasing a house in Riviera Beach. The size and layout make it an easy conversion to a duplex. The zoning is single-family RS8 and the code doesn't have any provision for multi-family in that zoning. However, I did find a couple of properties within two blocks with RS8 single-family zoning, and they do have multi-family use. Has anyone gotten an approval for multi-unit in a single-family zoning? Should I get a lawyer for this?

Thanks for responding. Actually, all of my properties are in the same revocable trust. The loan is to the trust but I personally guaranteed it.

I have 8 mortgages. One of the mortgages is a commercial loan (blanket mortgage) on 14 properties. All properties are residential. That means there are 21 properties mortgaged with 8 mortgages. This includes my primary residence.

Is the commercial mortgage included in the FNMA 10 mortgage limit? I think a commercial loan should not be. If not, that means I have 7 mortgages that fall under the FNMA limit and I can get 3 additional mortgages and still fall within the limit, correct?

I read in a BP discussion that the FNMA limit may be a 10 "property" limit and not a 10 "mortgage" limit but there was no conclusion on that. Does anyone know?
