@Charles Miller these are some good points to bring up. I did try to find people whose personalities matched. When I started I had 2 friends move in that helped, but once people started moving out, the biggest thing was finding people who would get along. Keeping the kitchen clean was the #1 hardest task, but also had little to no issues when it was cleaned. I charged $50/month for all utilities and internet which included a monthly house cleaner.

@Victoria L. Are you thinking about house hacking in North Las Vegas now? I have a seen a good amount of 5-bed houses that seemed to make sense for the model.

Hi Peggy,
Definitely some great questions. I see you are in CA, so your rehab costs are most likely more compared to here in Vegas...I learned the hard way on a rehab up in Big Bear. I did sales for a painting/light remodeling company and was able to pay some of the workers on the side for a cheap rate to do the painting and baseboards (I would say $15/hr when it came down to it). For the flooring I purhcased some easy to install luxury vinyl planks and paid a retired flooring contractor $2k to install throughout the house. For the kitchen, at this point I had networked around with some other people in Real Estate and was able to find a great contractor to do the whole kitchen for $6k, (I bought the cabinets/countertops at discount, backsplash was a little pricey, but labor was about $1.5k). That same contractor did the master bathroom upstairs for total cost of $3k, the next bathroom I had the retired handyman remodel with a pre-fab shower enclosure, and the last bathroom I helped a handyman with the tile portion (biggest mistake of the rehab, will never tile again haha). The roof and A/C were big costs to me that ate up a lot of the budget though. I paid $5.5k to the foreman of a roofing company who did the job on the side over a weekend and the A/C was ~$6.5k, one unit for the whole house.  Hope this makes things more understandable!

Thanks Frank, over the past 2 years we have had some really solid natural appreciation in the housing market. Most of the appreciation has been due to the market, but definitely some added value from the remodel.

Thank you! Which state and city? All great questions. To start, yes technically the restriction is 5, however I didn't run into any issues.  I was thankful to have 2 of the roommates from my previous rental move in with me from the start and were okay with the rehab going on.  I had 4 roommates comfortable living in the house while construction was going on, I just made sure to get the demo and floors down right after away. Managing the tenants was the biggest struggle. I hired a house cleaner once a month to clean the common areas and bathroom, but the kitchen constantly needed cleaning with 7 people living in the house...I would probably max this out at 5 bedrooms in the future with a single family home. Rents stayed the same and no one ever actually challenged the pricing.  The new owner has since furnished all of the rooms to increase rents which is the way to go I think.
