What’s the best way to reach out to investors that need bookkeeping help? I’m an online bookkeeper and I’d like to work with investors, because I eventually would like to get into real estate investing. 
Also, what services do you use for bookkeeping? Do you use other accountants/bookkeepers or do you do it yourself?

Hey everyone. What are some cities that are very landlord friendly? Looking at Tampa, KC, and Indianapolis right now. Any thoughts and/or advice would be greatly appreciated.

Anyone have experience using private money as a down payment for owner finance deals? I’m looking for seller-finance opportunities, but don’t have the money for down payment, fees, and/or repairs. Any advice on finding private money? Maybe there are private money lenders here?

Yes, you need an investor-friendly agent who understands investment property underwriting and understands financing in general (but you'd need that even if you were using "normal" financing). Admittedly, wraps and subject-tos are more complex. But seller financing is relatively simple; In many ways simpler than conventional or commercial financing.

Thanks for that article. I will read it in just a bit. What I am looking for is exactly what you said, an investor-friendly agent. I think i just want someone that has done deals with creative financing. An agent that knows more about creative financing than me. I've been learning a lot about owner financing for the last few months. I can not get a bank loan, so really, owner finance is my ticket into multi-family investing.

Hi Mya!
I am looking to buy my first multi-family property. Thinking of something 4 units or more. Needs to cash flow and I would need it to be seller financing. I have never bought any property, don't have the money to do so, and don't qualify for loans. If I can just structure a seller-finance deal to make it cash flow, that is my goal. I know i will need to get private/hard money for fees, closings, repairs, and down payment. If there is anything you can help me with, it would be greatly appreciated.

I want to go buy multi-family properties using owner financing and/or subject to. Looking for agents that can help me find properties on the MLS and know how creative finance works. Are there any agents here that can help me out? I'm in Southern California, so I'd like to invest out-of-state. Hey everyone, I’m just starting to learn get into the real investing world. I’ve recently been reading more real estate investing books and listening to the Bigger Pockets Real Estate Podcast. One thing I’m interested in is seller financing. Anybody have any stories where they were able to use seller financing in a deal? Do you use this method of financing often? Would anyone recommend using this method to get a first deal under contract?
