Thanks, Travis I am looking for someone to own a 4plex as an owner-occupied and if they can make it work with the 5% down conventional they live in Columbia County.

i am trying to find out more about the property i understand that i dont have the experience although i am very motivated to succeed and i will do my  very best to do so and with some help from my fellow BP member's like yourself giving me your input opens my eyes to a different level. I currently own a duplex i am in the middle of a refi and im getting a heloc for  70k and i do have the rest

hi Noe,

Thanks for replying as of right now they have 16 units rented and they are gonna finish the renovation in a month or so what they tell me is they will have 85% of the units rented with in that time frame they dont have a management company in place and i would have to get one  taxes are 15k and insurance is 12k  that is all i have on the numbers at the moment.

hello,

I am trying to make a deal for a 56 unit which 40 units are under renovation price they want is 850k with 100k down and would be owner financing with a land trust. i am new to real estate investing and im trying to make the right choice for my future and for future investments ill be glad to get input towards this topic
