What are some must have documents that’s you recommend when getting into real estate investing? Obviously must have a lease, eviction packet, and rental application. Any other documents or tools that made your lives easier?

@Steve Schulman thank you! My only concern was since it’s a government backed loan, the house can’t be in too much distress, therefore not being able to get the most forced appreciation out of it.

Thoughts on using a FHA 203k loan on an owner occupied multi family property? My thought process was to get into a MF property with a small down payment and have the rehab covered by the loan. Then, refinance into a conventional loan or cash out refi. Thank you for the insight!

What are your top go-to home improvements to raise appraisal value? Renovated kitchen/bathrooms? Adding in an extra bedroom if possible? Installing central air?

Hi Guys,

When analyzing a rental property (multi-family properties to be specific) how do you get an accurate number for utility costs? This includes gas, electric, water, sewer, trash etc. Should we ask the seller for their utility bills? I just want to get the most accurate numbers possible while analyzing my deals.

This may be a dumb question but what do we do if we are trying to wholesale a home with a pre existing mortgage?
