I purchased a list of absentee owners from my county property appraiser for a direct mail campaign. However, I'm considering buying a list of code violators for direct mail also. Any advice on which list would provide better leads? (I imagine there might be some overlap between the two lists). Also, am I wrong for assuming the code violators list would be more likely to have occupied homes?

I am not a licensed real estate agent, so I don't have access to MLS. Is it okay to pay a local realtor to run comps for me when needed?

I'm in central florida and a new investor. My insurance agent just quoted me $500/yr to add my home office onto my homeowners policy as an endorsement for only $2500 in coverage for the home office. Are there any cheaper alternatives? I cant justify that cost vs. coverage ratio ( although i may have to so i dont run the risk of a costly claim being rejected if the insurance company finds out i'm running a business out of the home)
