Hey guys new investor here. My wife and I have 3 properties. We keep having suggesting that we should get our Real Estate Lic. Some suggest that it could open more doors, or maybe even hinder us because we don’t have it. I’ve seen so many videos that say it’s not a necessity. Thoughts?

@Devin Monroe Hey Devin welcome! My wife and I are new as well. We have 3 properties since Dec 2019. Our properties are out of state so for us a PM has worked out great. You’ve obviously looked at the #’s and figured out $200. To me that’s not bad at all. I don’t know if you married or with kids. But my wife and I have 3 kids, and our goal from the jump was to get $300 in our pockets after everyone was paid off. And we’re 2 out of 3 on that goal. Our last house we closed on we’re getting $250. But you know what, we’re not even trippin on that. We figured “We’re still in the game!” You know what I mean. Yeah we’re always looking for that “Home run”, but if we get a “Double” that’s fine too, cuz we’re still in the game. We’re in this for the long haul. We’re building our portfolio, and we’re having fun. Again yeah we’re $50 off our goal from this last property, but we’re getting $250 more than the guy next to us! These properties are assets too. We know they will appreciate over time. Knowing what I know now, If I were a single guy, I would buy a 4 plex, live in one, and rent the other 3 out. Seems to me you’re on the right track tho. I would love to eventually manage our own properties, but for now this is working for us. And again we’re in this for the long haul. Have fun man.
