That is exactly what I'm saying. You all not be able to raise rents 50%, the renter in place will not be able to afford it. If your intention is to invest in a turn, and increase rents that much, the tenant in place will most likely not be able to pay the increase.

Buy Right Manage Right and Finance Right. It all starts with becoming an expert in your market, creating broker relationships, understanding what your goals are, learning and applying the framework.

And not to jump around to the next shiny object.  Understand that it takes time to build cash flow and wealth, but if you commit, one of the best investment vehicles

they appear to be a build to rent type investment. For some who want to be passive, it is a good option. It really depends upon what you're trying to accomplish. If you want to be active, go out and invest in your own deals. You can either invest with a partner, or learn how to syndicate deals.

I have no experience with the company, but they seem as if they are vertically integrated and control most of the processes.

Would you be able to split the utility bill, and have the tenant pay for their unit? If yes, then I would definitely do it. You'll see the usage drop significantly once they start to play for it.

Get three quotes from HVAC companies, and if you don't have any I would ask contractors and realtors for referrals

I think those that took short term debt, trying to extend their terms, and now that the 10 yr has shot up, it's gonna be very interesting. There will be opportunities to buy deals at a discount.

We all have short term memories. This is just a repeat of what happened in the last down cycle, even though it happened over a decade ago. Cheap money and low rates produce euphoria, which increases flow of money to an asset, which pushes up the price to uninvestable levels.

I think it's going to get worse than better in the short term.

The only way deals were getting done in 21-22 were with short term bridge which is why we opted out, and did only smaller deals. The only investors that should use bridge are experienced operators who have tight controls over management processes, which is why you see a lot of deals with capital calls and LP losses.

I like your criteria of 200k minimum. Savvy investor who will not break your chops every month for their draw.

I've interviewed both, multiple times over the years. They did not appear to have issues with their business. From what little interaction I did have, they were both real nice.

And he's still trying to get on podcasts. Sorry about you losing money with him. If it's any consolation, I've been there, and it just means that you're an investor. We win some and we lose some. You now have a baseline of what to avoid for your next deal.

I can't understand how he's doing deals with the agencies if he has foreclosures on his record?
