Recommendations needed for a great property manager for an older duplex in Santa Ana, California. I'm looking for someone with several years of experience and knowledge about the new rent stabilization ordinance.

I currently have tenants who pay through Zelle and with money orders. I want to move my checking account to a smaller community bank with fewer branches. While the procedure will be the same for my Zelle payers, the limited locations of the community bank will be less convenient for tenants who pay with money orders. Also, most of the tenants are not very tech savvy. Any suggestions?

How does a 1031 exchange affect cost segregation? My parents purchased 3 newly built homes using a 1031 exchange this year. They plan on transferring these three properties to me as a gift before the end of 2021. I wanted to do a cost segregation but didn't know about cost basis or if it is possible because they were part of an exchange. Thank you.

@Account Closed Do you think the Lake Mead water levels will have an impact on Lake Las Vegas? I read that water from Lake Mead is used to fill this man-made lake and if water is not available, what will happen in the future to this development?

My retired parents (in their 80's) are selling an investment property. They purchased it for 770k and it is now selling for 1.2 It was too much maintenance and work. They were considering doing a 1031 exchange but don't want the maintenance and work of the acquired property/properties. They make about 25k a year and were worried about capital gains tax from the sale. Are there any options to help with the tax liability?

@Ryan Talmadge Actually, building new would be something to consider. But it sounds like even just finding a parcel may be a challenge. Where do we even start looking?

We would love to purchase a beachfront property to retire to, but the prices in California are unattainable for us. Those of you who own beachfront properties in Oregon, what areas do you suggest? Is there anything to consider when buying beachfront property in Oregon? Any information would be appreciated. Thank you.
